A rear extension can change how your home works for years to come, but the work will affect day-to-day life for a shorter, more intense period. Understanding extension build duration before you commit helps you plan around school runs, working from home, kitchen access and family occasions without relying on an unrealistic completion date.

For a typical single-storey rear extension, the on-site build often takes around 12 to 16 weeks. That is a useful starting point, not a guarantee. The size and specification of the extension, structural requirements, access to the property, weather and decisions made during the project can all move the programme. More substantial double-storey extensions commonly take 16 to 24 weeks on site, while complex designs can take longer.

The key is to look at the whole journey, not only the visible construction phase. Surveys, design, planning and Building Regulations approval can take several months before the first ground is broken.

What affects extension build duration?

No two homes in Hampshire, Surrey or Berkshire are built on identical ground or have the same access, drainage and structural conditions. A dependable contractor will allow for the details that make your project different, rather than offering a quick timescale that does not stand up once work begins.

A straightforward single-storey extension with good side access, a modest steel requirement and standard finishes can progress efficiently. A project involving extensive structural alterations, a knock-through to an older property, party wall matters, bespoke glazing or a high-specification kitchen needs more coordination.

The main influences on the programme are the scope of the work, approvals, site conditions, lead times and client decisions. They are closely connected. For example, choosing aluminium sliding doors after construction has started may delay internal finishes if the chosen system has a longer manufacturing lead time.

Design, surveys and approvals

This stage is often overlooked when homeowners ask how long an extension takes. Before building work can start, you may need measured surveys, architectural drawings, structural calculations, planning permission or a lawful development certificate, and Building Regulations approval.

Clay soil, nearby trees, drains, made ground or unexpected obstructions can require deeper foundations or a different solution. This does not necessarily mean a project has gone wrong. It means the build is responding properly to the conditions beneath the home. Allowing sensible contingency at the outset is far better than cutting corners where the structure cannot be seen later.

Access and living arrangements

A clear driveway and side access can save time and reduce disruption. Where materials must pass through the house, or where a terrace property has limited access, the team may need more careful delivery and waste-removal arrangements.

Many families remain in their homes during an extension, particularly while the new structure is being built externally. Once walls are opened and services are altered, the impact becomes more noticeable. If the existing kitchen is being removed or relocated, plan for temporary cooking arrangements. A contractor should explain when this point is likely to occur, rather than leaving you to work it out as the project progresses.

A typical extension build timeline

Every programme should be tailored to the property, but the following gives a realistic picture of how a well-managed single-storey extension is commonly sequenced.

Weeks 1 to 3: Set-up, groundworks and foundations

The site is prepared, protection is put in place and welfare facilities are arranged. Groundworks then begin, including excavation, drainage changes and foundations. Inspections are completed at the necessary stages before concrete is poured.

This phase can look slow because much of the important work is below ground. It is also the point where weather can have the greatest impact. Persistent heavy rain can make excavation and concrete work harder to complete safely and to the right standard.

Weeks 4 to 7: Structure, roof and external envelope

Brickwork or blockwork rises, structural steel is installed where required, and the roof structure follows. Windows and external doors are fitted once openings are ready, helping make the new space weather-tight.

Reaching this stage is a major milestone, but it is not the finish line. The next stages involve several skilled trades working in a planned order. Rushing them risks a poor final result.

Weeks 8 to 11: First fix and internal construction

Electricians and plumbers install cables, pipework and connections before walls and ceilings are closed. Insulation, plasterboarding and internal studwork are completed, followed by plastering. Depending on the design, underfloor heating and screed may also be installed at this point.

Drying times matter. Fresh plaster and screed need suitable conditions before decorating, flooring or fitted joinery can proceed. Good ventilation and sensible sequencing help, but these materials cannot be hurried without consequences.

Weeks 12 to 16: Second fix, finishes and handover

The final phase includes fitting sockets, switches, sanitaryware, internal doors, skirting, flooring, decorating and kitchen installation where applicable. External works, such as patios, steps and drainage finishes, are usually completed around the same period when conditions allow.

A final inspection and any required Building Regulations sign-off bring the construction element to a close. A good handover also includes an opportunity to identify minor finishing items. Snagging is a normal part of a quality project, not something to avoid discussing.

Why a longer programme can be the better outcome

A shorter estimate may sound attractive, especially when a family is eager to use a new kitchen-diner or extra living room. However, a compressed programme only works if it reflects the actual scope, labour availability and material lead times.

There is a difference between efficient project management and optimistic scheduling. Efficient management means trades arrive in the right sequence, materials are ordered in time, the site is kept organised and questions are resolved promptly. Optimistic scheduling assumes every delivery, inspection and decision will happen without delay. Residential building rarely works that way.

The right contractor will be open about known risks from the beginning. If bespoke rooflights require a longer lead time, it is better to know before work starts. If removing a supporting wall needs temporary support and structural steel, the programme should include this safely rather than treating it as an afterthought.

How homeowners can help keep the build on track

Most programme delays are not caused by homeowners, but timely decisions make a real difference. Confirming tiles, flooring, sanitaryware, lighting and kitchen choices early gives the project team time to check compatibility and order products before they are needed.

Try to avoid changing the design after work has begun unless there is a clear benefit. Changes can be made, but they may affect cost, lead times and the order of work. A new window position may require revised structural details; a different kitchen layout may alter plumbing and electrical first-fix work.
